Legacy Board Meeting Notes

August 2025 Board Meeting Notes:

  1. The Annual Meeting of the homeowners at Legacy Thousand Hills is scheduled for Saturday morning, January 31, 2026, at the Conference Room. The start time is 9:00.  Your attendance is encouraged.

 

  1. Maintenance completed to date includes:

*Parking lot cracks resealed and parking lines repainted

*Bushes trimmed and dead pine tree north of garages, Bldg. 1-5, was removed.

*Circular attic vents Bldg. 1-5 were repainted

*Missing shingles on roofs Bldg. 1-5 and 6-9 were replaced

 

  1. Upcoming / future maintenance projects:

*GACO sealant for sideways, stairs and walkways delayed until March / April 2026.  This project had been scheduled for September / October 2025; however, Thousand Hills overnight leasing had scheduled many visitors/rentals during this time and the repair would have created a significant inconvenience.  Cost for project:  $78,000

*During January and February, the swimming pool surface will be sand blasted and repainted.  The pool normally closes during this time of the year for maintenance.

*The cover for the mailboxes has been placed on hold.

*Repainting handrails where rust has developed

*Repair retaining wall for Bldg. 6-9, damage to landscape stone surface

 

  1. The annual liability and property insurance and insurance for the directors was renewed with an approximate decreased in the annual premium of $9,000. This year’s annual premium with United Insurance was approximately $115,000.

 

  1. Financially, we appreciate that monthly association dues are being paid on time. With transferring funds into an investment account, the association has seen an increase of approximately $4,700.

 

  1. Outdoor furniture (table and four chairs) was purchased and placed on the concrete slab previously used for the hot tub on the south side of Bldg. 6-9.

 

  1. During the past nine months, several water leaks had to be repaired outside of condo units and several units had water damage due to leaks inside the condominiums.  When damage occurs on the interior of a condo, the owner must work through their insurance company for repairs.  Also, if your leakage has damaged units below your condo, then owners must work together for the restoration.  Homeowner property insurance will hopefully cover the cost of the repairs.  In previous communication with our association owners, we have stressed that when leaving the condo, the water valve should be turned-off.
